As featured in Wellplaced magazine 2026

80 The Terrace and 50 Customhouse Quay. Two buildings we are proud of and two that are now featured in CBRE’s Wellplaced magazine 2026. Both are available to lease in Wellington’s CBD.

80 The Terrace
Strengthened, refurbished, ready now
10,583m² across 14 office levels

A decade of engineering investment has culminated in one of Wellington’s most significant commercial building transformations. The seismic strengthening is complete — Holmes designed a full-building retrofit to 100%+ NBS, using 52 viscous dampers to control how the tower responds in an earthquake. It was the first real-world project to apply ReCast Floors research guidance, presented at the NZSEE 2026 conference as a landmark in commercial seismic performance.

Refurbishment is well underway. Four lifts have been fully replaced, a new all-electric HVAC system is in place, and the lobby and entrance have been redesigned from the ground up. The result is a building that performs at the top of the market - structurally, environmentally and commercially.

Space is available now, from a single half floor through to the full building, tenant fitouts can begin immediately.

50 Customhouse Quay
An Art Deco jewel
Heritage character on the Wellington waterfront

Duncan Cotterill House was designed with resilience in mind from the very beginning. Government Architect John Mair drew it up in the aftermath of the 1931 Hawke’s Bay earthquake, deliberately setting a new standard for earthquake-resistant construction. Nearly a century on, it carries a 90% NBS rating — a building that has always been built to last.

The position is exceptional. Sitting between the CBD and the waterfront, Parliament, Lambton Quay and Wellington Station are all a short walk away. The ground floor has been upgraded with new end-of-trip facilities, adding a modern layer of amenity to one of Wellington’s most distinctive heritage addresses.

Space is available across multiple levels.

If you are looking for space, or know someone who is, we would love to show you around.
